About The Customer
Aspiria is an innovation hub that nurtures the workforce of the future. The expansive campus is an unprecedented pillar of professional growth and technology in the Midwestern United States, providing world-class workplaces, facilities, and public spaces in Overland Park, Kansas. The campus spans over 200 acres and includes 20 Class-A office buildings, housing over 30 tenants. The campus covers over 4 million square feet and manages over 5000 assets. Aspiria is committed to 100% renewable energy sourcing. The campus underwent a significant transformation in 2019, with each building renovated to give the campus a new look and new life, and to prepare for future residential, office, community, retail, and hotel space.
The Challenge
Aspiria, an innovation campus in Overland Park, Kansas, underwent a significant transformation in 2019. The expansive campus, which provides world-class workplaces, facilities, and public spaces, required significant amounts of energy to operate and ensure occupants are comfortable. However, Aspiria needed to achieve all of this with a relatively small maintenance staff. The previous occupier of the campus decided to partner with C&C Group, a certified Schneider Electric EcoXpert, to improve the comfort, quality, and cost of its campus. The goal was to maintain low energy costs, identify and prevent energy waste, and maximize operational efficiency.
The Solution
C&C Group recommended Schneider Electric’s EcoStruxure Building Operation, a powerful building management solution that offers near real-time, in-depth energy insights. The platform integrates with multiple building systems for centralized control, optimizing energy management, improving engineering efficiency, and addressing cybersecurity needs. Aspiria partnered with C&C Group to implement additional Schneider Electric products to optimize energy use, achieve sustainability goals, and lower costs. C&C Group recommended Schneider Electric’s EcoStruxure Building Advisor services, EcoStruxure Power Operation and EcoStruxure Power Monitoring Expert. These solutions and services securely connect hardware, software and services to help smart buildings stay connected and integrated, maximize efficiency, optimize occupant comfort and productivity, and increase building value. EcoStruxure Building Advisor collects data from sensors, devices and equipment in a central, cloud-based hub. This Connected Services Hub identifies patterns and helps prioritize tasks so that C&C Group experts can help Aspiria improve maintenance needs and cost, minimize equipment impact, and monitor indoor air quality and temperature for occupant comfort.
Operational Impact
  • Aspiria has optimized energy use and significantly reduced consumption and costs across its enormous campus.
  • If a building system or device is underperforming, the problem is detected more quickly and addressed proactively – typically before a tenant even recognizes the problem.
  • Aspiria reports that tenants are happier and more comfortable, as evidenced by a 65% reduction in temperature calls and complaints.
  • Aspiria’s skilled technicians proactively address maintenance issues before they become larger, costlier problems.
  • The reduction in unplanned maintenance activities has freed up staff time and enabled Aspiria to bring preventative maintenance tasks back in house.
Quantitative Benefit
  • Less than 2-year ROI
  • 16% reduction in annual energy consumption
  • 36% reduction in carbon footprint
  • $1.5 million annual energy cost savings
  • From 2019 to 2022: $700k annual labor cost savings
