With a focus on capitalizing on disruption and growth, Innovatus recognized the opportunity to use real-time data and AI to reduce energy costs. The firm turned to Verdigris to implement Adaptive Automation at three initial properties in Orlando, FL, Miami, FL, and San Rafael, CA. The challenge was to optimize energy usage and demand savings in these commercial office buildings, which ranged from 120,000 to 165,000 square feet.

The solution involved implementing Verdigris Adaptive Automation, which functions similarly to a self-driving system for buildings. This technology enables building management systems (BMS) to autonomously adapt to changing conditions, ensuring continuous and optimized performance. The approach combined real-time, high-frequency data from Verdigris energy meters with data from the BMS and third-party sources like weather data. Verdigris' AI used this data to develop forecasts on a 15-minute interval. The focus was on optimizing two key areas: reducing overnight chiller and pump usage and slightly relaxing supply temperatures during the day. By doing so, the system aimed to make the cooling supply more responsive to building demand without compromising occupant comfort.
